      How does the NCAT weigh up competing proposals to repair defective common property.

      An example – Defective window installation.

      Caulking guns at the ready, it’s cheaper. However the OC building consultant recommends a particular way that will cost more. This involves pulling the windows out and installing them correctly. The committee want to save costs by spreaing some caulk around. That was already done by the original builder when the problem first appeared 10 years ago. Now the caulk has deteriorated.

      What are the factors involved in such decisions – does the cheapest method win out?

      Can you win an NCAT argument that quality and long-lasting repairs should be done as recommended by the independent building consultant vs the caulking gun, recommended on an hourly rate by a builder?
