For a number of years our committee  have held a tight rein and run maintenance gardening as if they are the landlord and the 4 to 5 other owner/ investors  are just not aware  as all is done sneakers slyly and mostly just pertain to their needs not the blocks. Contracts are already sign off on and no one else gets to view or even know that they are happening until the only meeting the AGM and it is too late as there is just another special levy. The firm we use are just as dishonest and are not just unhelpful but a problem to even get them to reply. This firm are known to state section of the Act of 2006 dishonestly and just the reverse to what the Act state. They will penalise you too if they feel like it charging a $275 cost citing your Lot number and you know nothing about it and they certainly have had no conversation with you and it pops up on the annual AGM. What does one do ??

For a Victorian owners corporation, put your concerns in writing to the owners corporation and request the relevant contracts, invoices, approvals and meeting records, plus an itemised explanation and authority for the $275 charge. Don’t assume the charge is improper without checking its basis. Flat Chat’s “No meetings, no documents, no help” is background commentary, not legal advice.

Victoria’s owners corporation grievance process generally starts with an internal written complaint, then may proceed to the Dispute Settlement Centre of Victoria and VCAT. The available guide was updated in April 2025 by Strata Community Association Victoria and says Consumer Affairs Victoria has not reviewed its updates, so confirm current steps and record-access rights with Consumer Affairs Victoria or a Victorian strata lawyer. Flat Chat’s 2019 article on strata records is also older and should be treated as background only. SCA Vic

PLEASE ... If your property is not in NSW, mention its location (state). Don't identify companies or individuals by name. Don't mention or promote your company or services. Keep acronyms and initials to a minimum. Please, don’t use “quote” unless there is a specific point to which you wish to refer, then highlight (define) that specific passage before you click on "quote". Otherwise just use reply. THANKS.
