Last year we accidentally bought an investment property. I say accidentally because it was going to be our sea-change downsizer where we would live in peace and quiet while we wrote our books.
But, as John Lennon once said, “life is what happens when you are busy making plans.” So now we have an investment in a smallish block where most of the other owners are retirees who have never lived in strata before.
Thus, I have spent a lot of my time explaining the facts of strata life to our neighbours and was even, for a short time, chair of its strata committee (Lord help us all). Thankfully, for all concerned, they are quick learners and I have stepped back.
The vast majority of conflicts in strata emanate from the fact that the owners concerned simply don’t know or understand how things are supposed to work. And that’s why I will be passing on download links to a new ebook from our sponsors, Bannermans strata lawyers.
The Bannermans Strata Committees Manual sets out to provide a comprehensive and practical guideline to address the common questions raised by strata managers and strata committee members.
This is a nuts-and-bolts guide to how strata committees operate, specifically in NSW. I stress its unswerving practicality because I have been helping with another book which is more nationally focussed and shows how strata residents and communities can work more harmoniously (more on that soon).
This practical and pragmatic guide begins by introducing the basics, including the role and power of a strata committee, advancing to the statutory requirement regarding strata committee meetings, and then delving into complex issues related to liability, pecuniary interest and removal of strata committee members.
Here is an overview of the questions addressed in the Manual:
Part 1: The Basics
- What is a “strata committee”?
- What are the roles of secretary, treasurer, and chairperson?
- What is the proper way to appoint a strata committee?
- What limits are there on a strata committee?
- Can strata committee members be paid for services performed?
Part 2: Meeting Procedures and Meeting Minutes
- How do you set up a committee meeting?
- What is a recommended method of chairing committee meetings?
- What is a pecuniary interest notice book and how do you create and manage it?
- What are some things to watch out for when preparing meeting minutes?
Part 3: Common Issues, Liabilities, and Removal of Strata Committee Members
- What are the common issues that strata committees deal with?
- What are the liabilities of strata committee members?
- What do we do if the strata committee is not acting appropriately?
- How can Bannermans help?
You can Click here to download the Strata Committee Manual for your PC, tablet or phone – handy to have when you need to know exactly what your strata committee should and shouldn’t be doing.
You will have to provide your email address to get a copy of the ebook but that’s a small price to pay in exchange for essential knowledge.
