Owners will have to hunt down data Hub info

Owners and renters will have to make an effort to find out what their secretaries or strata managers are reporting to the NSW “Hub” data base.  The information will not be a standard, mandated inclusion in future AGM agendas or minutes but it will be accessible online to verified owners.

In response to a question we posted to the recent webinar on the new reporting regime, a spokesperson for the state government’s Customer Service department said owners can write to their strata committee to request the information or propose a motion that it be included in future meeting documents.

“While it is not a prescribed AGM item, owners may write to their strata committee and request an item on the AGM agenda to review the data that will be reported, or a motion for the secretary to circulate a copy of reported information once it has been uploaded following the AGM,” the spokesperson said.

“As you know most of the reported information can already be accessed via the scheme’s financial statements and other reported information such as the scheme occupation certificate may be sourced through the strata scheme records.”

The question was raised at the recent webinar panel discussion which Services NSW has rated a great success.

“The event was a valuable opportunity to discuss the new reporting process with the broader strata community and we had strong interest with more than 500 participants on the day,” the spokesperson said.

They added that once a scheme has successfully completed their reporting, verified owners in the strata hub will also be able to access a dashboard showing the following information:

  • date of the last AGM
  • number of storeys above ground (for apartment buildings)
  • usage (for example, residential, commercial or retirement village)
  • if a strata scheme is part of a larger community or precinct scheme
  • map showing where the strata scheme is located
  • email address for the secretary and chairperson (note: their phone numbers will be recorded but not disclosed)
  • contact details for the strata manager and building manager (if any)
  • the date of issue for the latest annual fire safety statement 
  • whether the strata scheme has formed a strata renewal committee and the date it was established.
