We are a 245 lot scheme in NSW.
I am aware that under NSW Regulations a scheme that does not provide an Annual Fire Safety Statement (AFSS) by due date may be subject to a fine for each day AFSS is late.
Each year, our fire company issues defect notices about 2 weeks prior to AFSS due date, and ignores/delays requests to provide more lead time. Changing fire company is not an option at this stage, and whilst Council have never issued a fine, the committee is rather fed-up with the ‘threat’.
We suspect that the push-back from our fire company is due to the fact that they do not get to do the work – rather we use our own appropriately qualified contractors.
Does anyone know whether a fire company is obliged/required to provide sufficient lead time before AFSS due? Say 2-3 months?
