Simple (free?) by-law needed for air-con install

Hi everyone

I need to draft a by-law for the installation of a split system air-conditioner – my strata does not have one.  Could someone please point me in the direction of some sample by-laws that I can use to develop mine.  If possible I’d like to avoid paying the $150 approx. fee for a by-law template.
