      I have a leak somewhere in the plumbing that goes through my enclosed courtyard.  Water is running into the underground garage below the courtyard, which is definitely common property.

      A plumber has been called and will identify the source of the leak.  If it’s a pipe that runs through my courtyard, is the section of pipe under my courtyard tiles my responsibility, or is it common property?  What if the leak is in a tap or riser coming off that pipe and up into my courtyard?

      And I’ve drawn a blank – what is the name of the document that shows a map of the building and identifies which sections are common property?  Presumably it won’t show anything underground, but I’d like to clarify whether that courtyard is mine (I’m pretty sure it is, but I should probably check).  I’m hoping our strata manager has a copy of those plans but I’ve forgotten what to ask for.  I know I saw these plans last year sometime – wish I’d kept a copy because now my brain can’t even remember what it’s called.

        The document you need is called (in NSW at least) the strata plan.

         

        I’d guess it shows that your courtyard is yours only down to ground level. The underground pipes are in common property and therefore should be maintained by the OC even if they only supply your lot.

          Thank you. We called a plumber and it turned out to be a hole in a pipe that is not on my meter. So it means I am not paying for water to my courtyard. I don’t know how that came to be, but I’m sending the invoice to the strata manager.
