      Hi(NSW strata stuff):

      Noisy common property doors in my new building. No pads on entrance doors/or some of front doors of UNITS(all these doors are owned by OC).

      I haven’t lived in apartment buildings for almost two yrs so I’m a bit out of the loop with strata stuff.

      Do I write to strata/strata committee to see if they will spend the money to put pads on doors? And if that fails, do I still go to NSW fair trading for initial mediation?

        Your body corp committee should be asked first by way of a regular meeting motion, but if that all proves too hard just get some stuff from Bunnings and do it yourself. If that doesn’t work or you couldn’t be bothered run it up the flag pole at a AGM where it’s all owners, not the committee, who will decide on the issue. If all that fails and it’s still bugging you look at adjutication.

          If these are fire doors (including the front doors of your flats), it may be that the fire inspectors  have turned the closure mechanism up to 11, rather than the fast-then-slow action that they are designed for.  Also, if they are fire doors, they are common property so you shouldn’t touch them.  Send a note to the strata committee asking them to investigate why the doors are so noisy, then do something about them.
