       Hi  Every one

       I am in NSW. Block of over 60. Our committee has recently gone ahead with a large renovation of common property. The Strata Committee and Strata manager have not  given any information  as to how much it has cost. No quotes /no budget/ no insurances. 

       What are the laws in regards to this notification?

      When we ring the Strata manager the answer is always pay your thirty dollars and come in and search for it. Even so we would be lucky to find all of the quotes.

       There are no costings in the minutes. 

       My concern, and it is a real one,  that inflated quotes are given and skimming is taking place.

       There is really no way of checking this.

       Any ideas friends?

         So are there no laws at all for transparency re costs of common property renovation?

         The committees and Strata manager are not obliged  to be transparent in any way?

         I don’t believe we ever voted on a budget in an AGM

          I think in every state, the AGM must approve an annual budget. The committee should spend consistently with the approved budget. Occasionally some exceptional circumstance might require the committee to act immediately to remedy something unsafe or to avoid a larger expense if things are not repaired immediately, even if it was not anticipated in the budget. However, they should inform owners and justify their departure from the approved budget.
