      Thank you, Lady Penelope. I think I will look into the option of attaching the guide rail to the stairs, and leaving the walls untouched. As the decision is some time away, there may be new and better attachment methods that are less invasive. I greatly appreciate your input.

        Thanks for those links.

        I did start reading old cases on CTTT, searching for “lintels, common property”. Nothing that fitted the situation yet, but one extraordinary case regarding a high-rise building in the CBD – cigarette butts, syringes, used condoms, being thrown at night out of upper level apartments onto the terraces of units below – horror story!

          I’m looking again at the registered strata plan drawings: can I confirm that a solid line indicates common property? If so, there is a line extending onto each end of the balconies, which has a break about where the balcony doors are, and there is an S-shaped squiggle in that break. This would suggest that about 25% of the balcony wall at each end is common property, and that would encompass a portion of the lintels also. Common sense would then dictate that the whole lintel should be treated as common property.

          Following on from this, if the Committee wants to propose a motion that all the lintels be adopted as common property, can this be done at an EGM? We have already called one for the purposes of approving the expenditure for the repairs, and I don’t think there will be any resistance to either proposal.

            Thanks for those reassuring comments. It really doesn’t make sense why a Strata Plan would make critical structural parts of the building the responsibility of owners. (You painted a very funny picture there, Jimmy T.)

            One of the other EC members is talking tomorrow to Land and Property Information to see if there is an official position on lintels. I looked at the Plan drawings myself but they didn’t indicate anything conclusive. Hopefully common sense will prevail.

              I own two rental apartments and have been badly let down by both property managers. I replaced one earlier this year and am in the throes of finding a replacement for the one I sacked last week. Their main flaws were non-existent or inadequate inspections, poorly executed repairs, and failure to pass on legitimate tenant concerns.

              I interviewed a couple of prospective managers on Friday, but it is really hard to know how good they will be in practice. I agree that a bad management register would be a huge benefit to landlords.

              In the apartment block that my unit is in there are several tenanted properties. If I lived closer I would go doorknocking to ask how the tenants found their managers, in terms of responsiveness, prompt repairs, etc.

              Otherwise it’s very much a lucky dip. Don’t suppose anyone knows a gem of a property manager in the Manly area?

                Now I am confused. I thought the OC was only responsible for the power supply to the individual meters, and from then on it's owner's responsibility.

                The reason the rewiring is necessary is because the existing wiring is old and some of the light switches and power points no longer work. The electrician made an emergency call-out a few months ago when the power died completely and he said the repair he did was a temporary measure only and rewiring was “strongly recommended”.

                It's going to cost $3000 for the whole job, which would be a massive slug to the maintenance budget of the OC.
