Is the wall between my bathroom and lounge room common property? What about my ceiling?  Or my floating timber floor?

The questions of what is or isn’t common property and what that means to lot owners are many and varied.  Some are downright mysterious.

The bathroom floor in my flat was common property, so how come the bathroom floor in my strata townhouse isn’t?

My neighbour’s terrace is common property, so why can’t I go and sunbake on it.

My ground floor neighbours have annexed the common property outside their flats by fencing it off and planting gardens.  Is that allowed?

The owners on the top floor is planning to extend into the roof space.  They say no one else has access anyway so its fair game. Are they right?
