Good afternoon everyone,
I hope you’re all well.
I am a first home buyer and new in strata. I found out that I am able to obtain records such as financial records, dispute and resolutions, correspondence pertaining to my lot, repair and maintenance records and any other relevant communications.
The strata manager advised me that it would cost $250 an hour, and $1.00 to view in person and or $50.00 to get copies through email. We do not have a portal yet.
I looked at the strata agreement and her fee is $150.00 per hour + GST during office hours or $225 + GST outside of office hours. So I have calculated that she’s charging me on outside hours, $225 + GST to prepare these documentations.
Other fees such as: preparing and issuing section 110 certificate: fee is detailed in Section 88 of the Strata Title Regulations.
Has anyone had similar fees when wanting to obtain strata records?

As an owner you have the right to examine all strata records. The cost is regulated and it’s about $35 for the first hour .
Also understand that the strata agreement pertains to the owners corporation so any charges under the contract are payable by the OC not the owner.
