I’m in NSW and our building was built in 2014(121units). Our SM suggested us to do a cladding inspection from a professioval through the Building Professional Board. He said there is a draft legislation regarding this due to the non compliant cladding used in UK Grenfell building. He said we’d better do it now before it’s legislated as once it’s law everyone will rush to get the inspection done and these professionals may charge higher fees due to higher demand. 

He also said our insurance premium may be cheaper if we can prove the cladding is compliant.

my concern is since it’s not legislated yet, we don’t really know the cladding standards the gov will require and to what extent the building should be rectified to.

does anyone have any idea reading this issue?

clockwise – Your strata scheme can do a lot of this investigation themselves, and can ‘negotiate’ with the insurers after the information has been obtained.

The podcast suggests that you need to find out exactly what type of cladding was used on your building – there are several different types of cladding.

You can find out the information about the cladding on your building by contacting the certifying entity for your building. The building certifiers are experts in what certificates are needed and what standards and compliances  were needed, and whether all were obtained.

The podcast suggests that you ask the certifier (1)What certification was mandatory around my cladding at the time of practical completion? (2) Did we get it? (3) Is there a problem with my cladding and do I need to investigate that further?

i just felt I was fooled by the SM again. I thought we should have other options like you said we can go back to the original certifier.

at the AGM, when I voiced my concern and voted against engaging a cladding inspection at this time, lots of owners were angry at me. They either felt they will get burnt if we don’t do a cladding inspection, or they felt we will pay higher fee to get an inspection done once it’s legislated(this was suggested by the SM). Lots of owners trust this SM as he is a professional, they don’t trust my judgement as i’m nobody.
