Where a Strata Plan has a mix of commercial and residential Lots, is there a way of fairly levying owners when the building insurance is a commercial policy ?

In our situation owners are being told that the premium should only be levied on the unit entitlement basis and not offset to compensate residential owners hurdled with a commercial premium.

Section 77 of the Strata Schemes Act would seem to cover this situation and allow such an offset if the parties agree.

      regards, Tim
