    hi Everyone,

    hoping you can all help me.

    Our building is registered before 1974 it is a 1971 building.

    i live on the top floor of a 6 unit strata building and the owner below has complained that he has water coming through he wall which is just underneath our balcony door. the report says that there might be some concrete cancer. the man below is very difficult and like to cause alot of problems and we also had to remove him from EC as he spent money for personal gain.

    In the meantime with this problem we have had a number of people come into my unit that I have done privately not through strata because they never sent anyone and all the strata manager says it seems it is from your balcony. so you know how it goes depending on the profession the balcony/building people say it might need balcony sealing, yesterday the window/frame person said i need to change the balcony door as it might be old and leaking through the wall into the unit below, another  builder says it might be the roof as we have had many roof leakage problems and when i had put an electrical point in my balcony electrician said that the bricks are covered wit water. in the meantime with the storms this week i had plenty of water coming in through a window that overlooks the balcony. the strata manager said we cannot fix that as building is prior to 1974.

    2 questions:

    1. what rights do i have when someone is insisting that i repair something and we do not know 100% what the cause is?

    2.the strata has paid for the damage of unit below where the dampness was so basically they will not pay for the cause but will repair below is this fair.
