Hi,
I'm going to ask a stupid question, are clothes dryer repairs covered by strata? the plan was registered after 1975. thanks

If you own the clothes dryer, it’s your responsibility to repair.

The clothes dryer inside your apartment is considered an appliance within your apartment and hence a lot owners responsibility.
A dishwasher or a stove/cooktop is considered to be a fixture within the kitchen and if the reason they need to be replaced is due to an insurable loss (eg fire/burst pipe) than the OC’s insurance may cover their replacement.

Just curious.
So what if… the clothes dryer is installed and included in the Lot as there are no external drying lines and the dryer must remain in the Lot throughout sales and tenancies? Is it then considered a fixture? I guess even if it is a fixture repairs are still the responsibility of the Lot Owner?

Every time I have checked out any vacant unfurnished properties for sale or rent, they have a stove and sometimes a dishwasher built in, but I have never seen one with a clothes dryer that is part of the property, even in places where there is no clothes drying space.
Dryers are not very expensive in comparison to other appliances so I suspect you either replace it or get it repaired at your cost or the owner's cost if you are renting.
It's one of those weird things … every new apartment I've ever seen has a dryer installed, to the point where I wonder if it's a planning requirement. Even so, the dryer seems to be the lot owner's responsibility.
