IN our strata agreement, in Schedule B it notes that the strata manager can charge $198 per hour for ‘time to prepare complicated/non-routine correspondence. I have e-mailed him with some questions prior to submitting our special by-law for renovations (which has been approved) and in his costs he is charging 3 hours (that is $594 in total). Is this possible. They refuse to give details as to what they have done. They have my deposit and I am worried that they will just take it out of the deposit.

This seems quite excessive, both rate and time spent on this. Have you discussed this with your Committee members?

dclancy – Ask to see a copy of the Strata Manager’s Contract. As an owner you have a right to see the Contract.

There may be a condition in the Contract that requires them to justify their fees.

PLEASE ... If your property is not in NSW, mention its location (state). Don't identify companies or individuals by name. Don't mention or promote your company or services. Keep acronyms and initials to a minimum. Please, don’t use “quote” unless there is a specific point to which you wish to refer, then highlight (define) that specific passage before you click on "quote". Otherwise just use reply. THANKS.
