      Sorry to bother you with this but this is a Strata of 32 units  in NSW and is 40 years old..

      Water has damaged the walls  and magnesite of a unit and the water appears to have come from the shower over a period of time.

      The paint on the adjoining walls has been damaged.

      Who is responsible for the repair and painting of the walls, the OC or the lot owner?  The lot owner has not maintained the unit properly nor has the strata manager been informed of any defects and therefor any problems have not been rectified as the Strata manager and OC did not know of these problems.

      The unit has been occupied by a tenant.

      How does one prove who is responsible?

      Any guidance would be appreciated!

    PLEASE ... If your property is not in NSW, mention its location (state). Don't identify companies or individuals by name. Don't mention or promote your company or services.
