      I renovated my own Strata unit kitchen myself (except electrical and plumbing) around 3 years ago – nothing fancy, just replacing all cabinets/electrical appliances/tiles/floor covering. I was under the impression that being no alteration made to common property, no structural changes, just interior work, I do not need approval from OC. Plenty of renovations had been done to other units in the block with no approval decisions mentioned in any strata meeting notes.

      The Strata Manager found out I started renovation, informed me about approval having been needed and said she would send me a letter (notice to comply maybe ??) in relation to this matter. She also said that I need to provide the scope of work as mentioned in the traders/builders quote. I explained in detail the scope of work, but I did not mention that I was renovating on my own. This discussion (happening almost 3 years ago) was via email only and nothing else followed since, no letter also. To me, this meant matter was closed and all fine.

      Now, that I’m thinking to maybe sell I suddenly remembered about this. Would this matter create any complication with the selling process? Can a formal approval be issued at this stage? Do I need this after all this time that has passed?

    PLEASE ... If your property is not in NSW, mention its location (state). Don't identify companies or individuals by name. Don't mention or promote your company or services. Keep acronyms and initials to a minimum.
