      Write a letter to the EC telling them you think there is a problem and remind them that they will be liable for any damage to your unit or indeed injury to your tenants if it is caused by their failure to maintain common property.

    PLEASE ... If your property is not in NSW, mention its location (state). Don't identify companies or individuals by name. Don't mention or promote your company or services. Keep acronyms and initials to a minimum.
