Hi, hoping you can give me some advice / clarity on this as I keep getting 2 different answers from the BC and from other fellow owners in the building. I have an individual exhaust fan in my bathroom however it suddenly stopped working. I contacted the body corporate who initially sent out someone to look at it however they then advised me it would be my cost – $300 to replace with a new exhaust fan. I just want to know if I should pursue the case with the Body Corporate for them to pay or should it be my expense?

Below is extract from our owners manual on ventilation in the block.

Individual exhaust systems are used within the following units:
• Unit No. 19, L2
• Unit No. 9, L1
• Unit No. 1, LG
• Unit No. 4, LG
• Unit No. 21 to 24, L2

The above units do not connect to the main duct. These units have separate fans with a diameter of 150mm which force the exhaust air through the outside wall of the building at a rate of25-30L/sec. Noise levels are kept to a minimum due to extensive insulation and silencing. The fan operates in conjunction with the light switch.
