I have a number of issues with the recently appointed strata management company. The strata manager keeps ignoring all my requests for maintenance, AGM minutes corrections, sending a copy of the strata management agreement and various other matters. I live in a small strata complex consisting of 3 lots. The other 2 owners have ganged up against me on a number of issues, and the strata manager favours them. I am pretty much isolated, and my requests are ignored by the EC and the strata manager.

What is the process of lodging a complaint against the strata manager?

Can a strata manager be dismissed, if 1 owner is in favour and 2 are against the dismissal, due to the lack of service and a dysfunctional OC?

I replied to other posts before seeing this one from ‘db’. They seem to be asking about a single issue spread across half a dozen posts. It would probably have been better to put your question with all the details in one post.

A strata manager can only be dismissed by a majority vote of the OC at a general meeting or through applying for a compulsory managing agent under s162 of the SSMA through the NCAT. One owner cannot dismiss a Strata Agent if they are not the majority regardless of how bad the managing agent is. Also the buck lies with the OC not the strata manager here, yes the strata manager may be providing poor customer service, but if that is the case, the Owners need to step up and take some action. If the other owners are against you, then mediation and adjudication is usually the next step in the process.

OK.  I will post all my questions in one post.  I am still new to this – I thought I would need to ask different questions in different posts.
