We think an Executive Committee member dwelling on the top floor under a cavity ceiling here, has cut holes in it (double thickness plaster with fire integrity) and installed multiple down-lights contravening two Special By Laws we have about submitting plans, getting approval, details of contractors etc. If indeed he’s done this, it’s with a nod-and-a-wink from the rest of the cowboy EC.

There was another apartment fire in Sydney last week, I recall. How can non-EC members get this guy’s renovations checked out? The strata manager says they have no correspondence or submissions.

Assuming the roof cavity is common property an inspection of the cavity should show if down lights are there.

Tell your fire safety inspectors that you are concerned about illegal and possibly dangerous electrical installations.  They can demand entry to apartments to conduct fire safety checks.
