Hi, I hope you can help. We have found out a unit we really like to buy and live in, but it is zoned as a serviced apartment with council and the strata. There is no management agreement with this unit, it has expired. So if we are quiet, can we live here?

Sorry, I meant to write more but I’m overseas and my internet service crashed. Strictly speaking, depending on local council rules, you shouldn’t be living permanently in a serviced apartment. It all has to do with the size of the windows and other things like corridor widths (honest!).
But how eould anyone in authority know? There will be people who own in or service the building who are making money from obeying the rules. They might be inclined to alert the authorities out of civic duty or spite. Or you might do it for years and no one knows or cares. The thing is, are you prepared to risk being dobbed in and having to move and sell so you can buy somewhere else.
I bet there are people doing it. I just wouldn’t be one of them.

How long do you plan to live there? You might get away with it for a few months, but you’d always be living a version of a shadow existence. Can’t join the library. Possible trouble proving your address for a drivers license, enrolling a child in school, Medicare etc. lots of government services require a street address. What address would you provide for the electoral roll? Over the years I’ve had many interactions with my local government staff and elected representatives. Local friends who know where I live have successfully stood for Council. Do you really want to be hiding your address from the people who manage your local community, and denying yourself access to services?
