      Apologies if this has been raised elsewhere , have searched and can find nothing :

      Very unhappy with current manager and prefer to engage new one however  finding unwillingness by prospective agents  to take on the task due to small size of plan which comprises only 3 units. Does anyone know of any agents out there who will manage for us or the best way to find an agent who will take on small plans ? We are in Sydney’s East. Unfortunately neither of the 3 unit owners are in a position to self manage.

          Thanks for the reply , the real issue appears to be the small number of units in the plan.There are 3 units , in a very unique block.

          We are getting no response from the  SM companies we have reached out to , so can only assume that this is due to it  being to small a plan to be lucrative enough for them to be interested. Would be interested to know of anyone with similar experience or anyone knows how we can find a suitable strata manager .

            The problem for small blocks is that strata managers can only really charge a certain amount per unit, but small blocks can have just as many problems (if not more) than larger ones.

            Perhaps a combination of two of our sponsors – Stratabox and Strata Answers would give you a compromise between self-management and full-service strata management.

              ShawTodds, For small strata the manager costs per unit can be considerable.

              Has your strata ever thought of self managing?  It involves more effort but saves heaps of money.

              These days with electronic bank accounts and email it is a good option.
