      We had a possum in the roof space in a duplex recently at a small strata community. We wondered why it is considered a strata matter? Isn’t the roof space, like the space in one of the ground level garages or the space in a kitchen, private space rather than common area?

        Lot owner property is the air space between the walls and the ceiling and floor, plus internal walls. Any other space is considered to be common property. So the roof void is not in the lot owner space so it must be common property.

          Thanks Kaindub. Makes sense I guess.

          Since the duplex is on a 0.5m raised brick pillars and timber floor,  that space would also be common property, right?
