      Soooo I collected my new unit keys today, I went to have a look and the carpet was not steam cleaned and the bathroom and kitchen not cleaned either. Throughout the lease agreement process I had requested to be there when the carpet was being steam cleaned as the previous tenant had pets, although the agent agreed this never happened. 

      She claims there is an invoice (which fair to say if I knew a cleaner or had an ABN i could create too) i dont know what to do

        Sounds like someone may not be doing their job properly.  You could ask to speak to a higher- up and try to resolve the issue that way.  If that didn’t work, you could right away, without spending yourself on a clean, ask for advice from NCAT.  They have a special department for tenancy concerns.  Then you could advise the person you write about what your options are.

          So why would you need to be there? Had your lease commenced?

           

          Surely if you’re not the tenant yet there is no legal reason why you should be allowed on the premises unless doing an authorised inspection?

           

          Now, is the residence not properly clean? If so put that on your report with lots of photos and note your expected remediation if you didn’t already clean it.

            I think you mean Fair Trading.

          PLEASE ... If your property is not in NSW, mention its location (state). Don't identify companies or individuals by name. Don't mention or promote your company or services. Keep acronyms and initials to a minimum.
