      I have a question, some might know. I am an owner of a unit In my building, a major external renovation is going on. A lot of rendering of the building facade. Annoyingly dust has come on to my balcony from the development, and onto my windows. Who is responsible for the liability of costs that I want have a clean up done! Is it the Owners corporation, or the Building company undertaking the external renovation of the building, or is it the strata management company that manages our building. I am confused and not sure which group I need to go to seek costs from.

        You say that the work is going on (inferring that it hasn’t yet been completed).  In that case it is probably not worth while cleaning up until the dust generation has stopped, yes it’s a nuisance but all owners including yourself will benefit from the completed job.   One could assume that company contracted to do the work would be required to clean up afterward, it should be part of the contract, but they would possibly need to gain access through your lot to do so.  No doubt the Strata Management company would have arranged the work, so you should contact them to discuss the situation. 

        If they had been on the ball they should have notified owners of the expected duration of the work and arrangements for cleanup.

        Hi

        I have a question in relation to the cleaning of windows.  I lived on a top floor unit and I have recently contacted our Strata Manager about having my windows cleaned.  I have been living in my unit for 7 years and my inaccessible windows haven’t been cleaned nor have any of the inaccessible windows in the unit block.  The Strata Manager has informed me that as “window cleaning” is not in the budget, that I would be unable to have them cleaned out of OC funds.  I understand that in accordance with by law 11, that the OC is responsible for cleaning windows that cannot be safely reached.

        Any useful advice would be appreciated… Thanks 🙂
