      A renter in our strata complex is running disability-related business from their Villa garage. The garage is opened during business hours on the weekdays and you can clearly see an office set up in the garage with a desk and chairs for visitors.
      Customers come in and out of the opened garage like it is a shopfront. We have seen old people getting wheeled around in the common area. We also suspect they are providing a nursing type service to a disabled person in the bedroom (we can see a hospital bed and hoist system in the bedroom). The garage is basically an office.
      This has caused parking issues for everyone. The visitor car park is constantly parked and cars are constantly parked in the common driveway area.  In addition, there has been noise echoing out of the garage disturbing residents.
      Strata have issued letters telling the tenants that they cannot operate a business. But this has been ignored.  We are currently waiting for a date from NCAT.
      I want to know, can they run a business? What can we do to resolve this? We have had problems with this business throwing parties during Covid too.

    PLEASE ... If your property is not in NSW, mention its location (state). Don't identify companies or individuals by name. Don't mention or promote your company or services. Keep acronyms and initials to a minimum.
