Repairs from leak form apartment above

      Dear Jimmy,

      We have exchanged on an apartment – during inspection we noted mildew in the
      corner one of the bedrooms and and the imprint of a manhole cut out of the
      timber floor. Subsequently when pictures removed from the wall in the second
      bedroom, the paint is peeling.
      Re the first problem, the agent said the strata had to find a leak in a pipe
      hence cut through the floor and strata was aware of the mildew.
      Re the second bedroom, we found out that in 2009 the unit above had done
      extensive renovations, with strata permission, omitting to waterproof the
      bathroom. The wall below has been apparently re plastered twice ( too early
      we are told, so the moisture had not fully evaporated). The vendor had not
      pressed too hard for repairs – how do we go about ensuring the work is
      completed? The manhole is in the entrance so to restore it to former state
      in matching fashion the floorboards would all need to be replaced in my
      view.
