    A novice question about strata repairs – grateful for any feedback.

     

    I live in a small 7 townhouse strata complex.  5 of the townhouses have balconies and all of those are cantilever balconies (no posts for support).

     

    Two of the balconies (one being mine) have wood root and the executive committee has agreed to the repairs.  However the executive committee has decided that it would be cheaper that instead of using cantilever they will arrange to support the balconies with posts.

     

    One balcony that is to be repaired overlooks common property so both support posts would be installed on common property.

    The other balcony (mine) half overhangs common property and half overhangs my private courtyard.  One support post would need to be installed in each area.

     

    In my opinion the changes to using posts to support these two balconies detracts from the look of the properties.  Is this covered by section 62 (3)b as it would “detract from the appearance of any property in the strata scheme”?

     

    Secondly can the executive committee force the balcony changes to my property given that a post will need to be installed on my private courtyard and would be a major inconvenience for me (the pole is actually right in the middle of a walkway to the courtyard).
