      Today our (new) strata managing agent told me a proposed strata committee meeting had to be in person, albeit over Zoom for Covid safety, and could not be in the form of email agenda and responses as per Schedule 2 SSMA.

      He stated these Schedule 2 “paper meetings” were restricted to matters such as approval of a single quote or invoice and could not be used where there was likely to be discussion.

      Arguably, a single quote or invoice could provoke a lot of differing opinion! Usually we talk amongst ourselves before the agenda is formally issued, and up to the return of email votes on the resolutions.

      Of course strata committee meetings are a source of additional fees to the strata managing agent, but putting cynicism aside is there any authority for the agent’s stance? I have not found any myself.

        The act does not specify the circumstances under which a paper meeting is held. So theoretically every committee meeting could be a paper one.

        This week’s podcast by Amanda Farmer talks about strata managers sometimes interpreting the act incorrectly. She goes on to say that the strata manager advises but it’s the OC/ committee who make the decisions. Which applies to how meetings are conducted.

        And the way your committee conducts itself is OK by me
