I'm a Lot Owner in a strata building. Our last strata management company was liquidated and went into receivership. We have a strata manager in mind who's suggested the Owner's Corporation get “a copy of the full Strata Roll and current financial Report for the Strata Plan for the purpose of serving a notice” to appoint a new strata company.

However the current Strata Manager has advised that they can only “send a listing of monies owing for each unit provided you can send me a valid reason in writing for this requisition. I cannot send more information as the block does not have an Executive Committee.”

Is the advice given correct or do we as the Owner's Corporation have rights to the strata records?

PLEASE ... If your property is not in NSW, mention its location (state). Don't identify companies or individuals by name. Don't mention or promote your company or services. Keep acronyms and initials to a minimum. Please, don’t use “quote” unless there is a specific point to which you wish to refer, then highlight (define) that specific passage before you click on "quote". Otherwise just use reply. THANKS.
