      We’re a block of 5 houses and our strata manager is proving difficult to get responses from. Last year they issued a work order to replace a border fence before getting agreement for the cost from the OC or securing agreement from the neighbouring property to pay their half of the cost.

      The cost of the fence was in excess of the agreed amount they could just wave through. We asked for an explanation and received none before formally complaining to the Strata Management company. That complaint was acknowledged by the strata manager at our AGM in February of this year.

      But since then there has been no response. We’ve asked in writing for some resolution and even suggested that they could release us from our agreement with them (which is due to end in May next year) so that we can use a new strata management company (we actually have one lined up). But that has not generated any response at all. Basically they aren’t talking to us and we would welcome advice on how we resolve this matter.

        The best thing you can do may be to raise a complaint with Fair Trading and they should, at least, put in a call to the strata manager asking them what’s going on.  You can make the complaint online on this help page.

        While that is going on, have a look at your contract and see where you think they might have breached it.  That’s where you’ll find the grounds for sacking them.

          Vic – Company Title
          My pet peeve is that the Strata Manager has been sending invoices to me and is not using my correct name.  My correct name is in the Director Id that i had to fill in to become part of the “Board of Directors”.
          I have sent a “reminder” a couple of times to use my correct name – silence from the Strata Manager.
          What would happen if i do not pay fees or levy until they correct their invoice?

            OptusJo, I don’t know what you’re referring to when you say you had to fill something in to become part of the “Board of Directors.”  So my comment here may be irrelevant.  I have asked our Strata Manager to send notices (things like the date of a Fire Safety inspection) to my property manager who manages my rental flat.  It seems that if I nominate my property manager to receive these trivial notices, then ALL my mail has to go to the property manager.  That includes invoices for levies, notices asking me to vote on something . . . everything. Strata Manager says that’s legislated – I can only have one person nominated to receive notices, and that one person has to receive ALL notices.

            So if your name is something-or-other in some system that relates to your property, it may be impossible to change it for other/different dealings you have with the strata manager.
