      At our last AGM the SM was given their 3 months notice.  I personally had instructed my proxy that it would be better to keep this SM as there is a considerable amount of outstanding maintenance issues in this complex and to go through the process of finding and appointing a new SM would only delay these repairs further.  Better to get the work done using the existing SM but advise them that their performance would be noted – that was my suggestion.

      Now the EC is in a bit of a panic.  The SM has apparently given the EC their own notice now.  I believe that there has been no work done in the area of finding another SM.  There has been no requests of owners for the names of SM’s that they may know of.  

      So my question is, what happens when the time runs out?  If the SM has given us their notice and we have no one else to take the helm, where does it leave this complex?

        Funny you should say that, this morning I’m meeting someone from a company called Stratamatch a kind of dating agency for strata plans and SMs. Look them up on stratamatch.com.au and let me know how you go.

        Meanwhile, this is always the danger when you give your SM the obligatory three months notice that you are sacking them. I would always follow that up with a notice that you are putting the job up for tenders and inviting them to re-apply.

        Your current SM shouldn’t leave you high and dry but somebody better gets their hands on the chequebook soon or you are going to have unpaid bills and a whole mess of other problems.

          I wouldn’t be surprised if our SM did leave us in the lurch.  They are in dispute with the EC over a maintenance issue.  The EC says the SM should pay for not attending to this issue.  The SM says show us the correspondence that asked us to attend to this matter.

          That is the problem in this complex.  No matter how often I have told all and sundry that you need to leave the paper trail, to follow up a phone conversation with an email stating “further to our phone conversation of this morning…”  Now I am no fan of our SM.  I have had numerous run ins with them whilst on the EC.  But I always followed up phone calls in writing and followed up any repairs/maintenance isisues with another email asking how it was progressing if I hadn’t heard anything.

          It is a common belief in this complex that if you have an SM that all is taken care of.  That the SM knows what is wrong,  knows what to do and when to do it, and has our complex and no other in it’s thoughts 24 hours a day.

          Any advice or information I have offered to the EC is ignored or they don’t have time to look into it.  So I just give up.  This is an EC that believes that all will be good because they are insured.
