I was going through past records of our strata and speaking to other owners and it appears that we do not have a contract with our current strata manager, so no-one seems to know on what basis he acts. Our strata manager does the bare minimum and tends to discourage us making any decisions which may require him to do extra work. I would like to change managers.

      Is this a common thing?

PLEASE ... If your property is not in NSW, mention its location (state). Don't identify companies or individuals by name. Don't mention or promote your company or services. Keep acronyms and initials to a minimum. Please, don’t use “quote” unless there is a specific point to which you wish to refer, then highlight (define) that specific passage before you click on "quote". Otherwise just use reply. THANKS.
