      I have an issue with my strata management company.

       

      In November 2007 a report was commissioned by an independent company to advise on all items that needed repairing in our block. They advised that there were some major issues (mainly leaks in nearly all units due to shoddy building work – no membranes on balconies, no flashing in walls etc)

       

      This report was sent to the builder (who had finished building the block in 2003). He replied that all the work had been carried out and that there was nothing outstanding in the report. My strata management company sent out a letter to all of us (8 units) in early 2008 to advise this. I was the only one to respond (within the same month) advising that this was incorrect and that my unit still required fixing. Some of the other owners said they did not receive the letter from the strata manager.

       

      At a recent strata management meeting – the strata management company boss said “you were the only one who replied to our letter” and almost implied that I didn’t count.

       

      We now have a situation where a large sum of money needs to be provided to fix all of our problems and my share will be around $10,000.

       

      We had HOWI and everything else in place at the time. I was also under the impression that builders also have to give their own guarantee (unsure on amount of years) if they are licensed.

       

      I am requesting advice as to whether the strata management company has acted negligently in this instance as they have known about these issues since 2004 and had done very little to chase the builder or advise insurers or any relevant government bodies.
