      In a Strata Scheme of 6, one Lot owner holds (and has for the past decade) a couple of proxies, but one of these proxy forms has always looked suspiciously dodgy in a number of ways, particularly the signature, which appears to be an exact copy of the one from the previous year.  It has not been possible to make contact with the owner of the said Lot to have the proxy form verified or not.  The proxy holder uses their proxies to get onto the Executive Committee, and for decision-making on the EC, as well as critical voting of AGM agenda items. What steps, if any, can be taken in this matter?

      The proxy holder refuses to divulge how, when, and where they get hold of the proxies. The Strata Manager sends out the blank proxy form with the AGM papers to the real estate agent that manages the lot for the absent owner. The latter have been unhelpful in assisting us with contact to the Lot owner, or with info on how the proxy holder persists in getting signed proxies. Your advice in this matter would be greatly appreciated.

    PLEASE ... If your property is not in NSW, mention its location (state). Don't identify companies or individuals by name. Don't mention or promote your company or services.
