      Hi All

       

      Recently, the power in our apartment went out and none of the RCDs in our sub-switchboard had tripped.  I called the property managers after hours number who then came out to site, accessed the switch room and flipped a switch to turn our power back on.

      The following day, the power went out again with no RCDs tripped in our apartment.  I again called the property manager who this time directed me to contact their preferred electrician to come out and check the building switch room.

      The electrician (who firstly couldn’t understand why I was calling instead of the property manager…) attended site, accessed the switch room, and flipped a switch to turn our electricity back on.  Everything came back on fine and I haven’t had a problem since.

      The property manager is now suggesting I pay for the emergency call out fee for the electrician although the switch room is a part of common property, and locked against access unless authorised.

      I would understand if the electrician identified an issue within my apartment and was working on my sub-switchboard and would happily pay for the service.   As I don’t have access to the switch room and it is located on common property, I would have thought this should be covered by the owners corp however.

      I’m in NSW – Anyone have any insight into who’s responsible in this situation?
