    I bought a townhouse in Feb and wanted to do quite a bit of renovations. Some require structural changes. Settlement will be in April.

     

    i sent through my scope of works to the strata manager and they in turn forwarded the information to the EC prior to the Ec meeting held last week. I even got acknowledgement from the secretary that she will present the material to the EC at the meeting.

     

    this week, I got a message from the strata manager that the committee is unable to review my submissions because the sale of the townhouse is finalized and that they have not received the section 118 certificate. 

     

    my original plan was to get strata and council approvals prior to settlement so that the works can begin soon after settlement. Now I need to wait for settlement and then hope the EC will review my submissions soon after.

     

    when I asked the strata manager if it’s common practice for this particular EC to not consider submissions prior to settlement, they said its common practice amongst all the strata plans they look after. However, this is contrary to my own prior experience with another strata plan.

     

    does anyone have any advice as to what I can do to speed things up? Every month of delay will be very costly. as I will be living at the townhouse for many years, it’s also not a good option to create tension between myself and the committee.
