I am trying to locate the content of a previous post, where I’m sure I read that an OC was being sued by a trades person for coninued harassment by an owner.
I’m interested in this because currently we have a situation in our complex where a tradesperson is attending regularly, doing the work requested and is very easy to deal with. However he has a dog which follows him around, causes no trouble and is well-accepted by others residing here. There is one owner who has taken an extreme dislike to the dog, possibly due to a previous issue with dogs. However they are now making unfounded allegations about the dog we are in danger of losing our tradesperson. There was also a witnessed episode where this dog was approached in a hostile and provocative manner by this owner.
What are the liabilities of the OC if any injury had occurred, and are we liable if the tradesperson decides that he is being harrassed and wants to litigate against the OC?

As a tradesman who does regular work on Unit sites I can only relate my experience to you. We have had situations where we were contracted to do jobs for owners and other owners would complain over the smallest matter. We simply would say to them that if they had an issue then they should talk to the owner and not bother us. We would continue working untill told otherwise by the person who contracted us. I would tell this person that they should get a life and leave the tradesman alone. It might be an idea to also ask the tradesman to leave his dog at home. If this is a regular source of work for the tradesman then I don't think you will lose him over a dog.

Thanks for your comments. If only it were that easy to manage some owners…….we will suggest that the dog stays home on visits to our complex. A relatively simple way to prevent a lot of grief over a small issue.
