Qld BUP strata scheme.
BC claims tile removal around a drain by previous owner is the cause of water ingress into a basement carpark.

The drain is in an area of exclusive use to my unit.

Ground floor

It’s a square sump that collects surface water runoff.

OK, if this is an exclusive use area established by a by-law, that by-law should state who is reponsible for repair and maintenance of what used to be common property. Look at the document establishing exclusive use and that should tell you all you need to know.

PLEASE ... If your property is not in NSW, mention its location (state). Don't identify companies or individuals by name. Don't mention or promote your company or services. Keep acronyms and initials to a minimum.
