      Hi,

      I’m in NSW. i have water leaking through a structural wall (at the floor junction) into my garage when it rains. i understand that because a garage is not a liveable area the OC doesn’t need to fix it as it doesn’t need to be waterproofed etc. However, the water has already caused slipping and quite a bad accident and is also causing pooling of water in my allocated storage space. More importantly i am concerned that the lack of waterproofing on the other side of the wall (driveway and garden bed) is causing damage to the structural wall (which i am having other issues with regarding movement and water ingress). what avenues are there for me to get them to take responsibility? even if i had the resources to stop the leaking i couldn’t anyway because the wall is common property. do i really just have to put up with water coming in along with all the damage it causes simply because it is not a “liveable area”?

    PLEASE ... If your property is not in NSW, mention its location (state). Don't identify companies or individuals by name. Don't mention or promote your company or services. Keep acronyms and initials to a minimum.
