      It is the $240 that I am concerned about. This is for a 12 unit block managed by a large firm. If $36 is sent to Strata Hub then they are charging us over $200 to update the hub with a new date and a new committee member’s name. I would accept $55 or similar for their time to do this, but this amount seems excessive.

        Hi Alas

        The Strata Hub fee is $3 per lot , $240 would be a 80 lot scheme & $33  a 11 lot scheme .

          Feedback — Success at last  !!!

          Our strata manager after the following Strata Committee Resolution enabled access to the Strata Hub for the Secretary and charged a schedule b fee  $55 for time spent rectifying their error

          RESOLVED to instruct the SMA to provide the SC Access to the Department of Fair Tradings Strata Hub to enable the uploading of information required by 16th January 2026

          During the upload it was noticed our strata manager had previously incorrectly recorded that our scheme had NO Strata Committee

          As a consequence of the upload to the Strata Hub by the Secretary our committees office bearers have received for the first time a link  from Strata Hub and are now correctly registered

            Hi Tina

            I followed your guidance  , however got blocked , as our Strata Manager has completed our  schemes reporting

            And , I appear to be not recorded as the Secretary

              Hi Tina

              Thanks for your  previous post with the letter sent to you by Strata Hub

              Our  Strata Manager did not forward that letter to the strata committee or owners

              Our 8 storey scheme consists of 42 lots , I am the secretary.and recently added an agenda item attaching a copy of your  DFT  letter with a motion that future loading of our schemes information onto the Strata Hub must be performed by the Secretary of the Strata Committee , which was carried.

              I  recently tried to access the Strata Hub to check  whether the committee’s email  addresses were recorded , However I was only able to enter my contact preferences onto my profile , & not our scheme

              Very soon after I received a email from a DFT researcher and was selected for a MS Teams survey meeting last week

              The MS Teams meeting went for  over an hour  covering all the questions you have also received

                Aged Care Team Support Workers clearly have a duty of care and should  be aware that this elderly person is at risk of being evicted if the other owners were to pursued legal action  for bankruptcy

                The  Office Of the Protective Commissioner was merged with the NSW Trustee & Guardian

                The NSW Trustee & Guardian is appointed by a NCAT Financial Management Order as a statutory financial manager  , very similar to a CSM when a strata scheme is determined as disfunctional

                During my 15 years with the OPC I recollect  a situation when a elderly person got locked out of her unit as no one  was prepared to act as an applicant for a Financial Management Order , usually either support workers or a person responsible act as an applicant for a FMO

                In this case that person responsible can  be either a support worker, & also a strata committee member , as  there seems to be no family or close friends

                However ,  in this case the support workers supervisor may need to be contacted by the Strata Committee to review the need of an application to NCAT for an FMO appointing  the NSW Trustee & Guardian as this persons statutory financial manager

                This statutory financial manager will  assist this aged lady with the resolution of the unpaid levy , therefore avoiding legal proceedings , bankruptcy and potential eviction

                JT is on spot on with his advice to refer to MLC , I am also aware that the Salvation Army had and may still have a service to assist persons with financial problems

                  Our SM has also switched to Urbanise

                  During the last financial year the following has happened and unfortunately  Owners will never know

                  Late Payment fees  twice for electricity & gas , the strata manager even tried to avoid paying the $12 fee on one invoice by paying only the usage sum

                  Sydney Water Rate unpaid to 6 months and then  duplicated payment

                  Sundry Expenses for over  $6K used for invoices related to other expense eg Fire Protection that  affects our Budget

                  Admin invoices of over $20K applied to the Sinking fund  without committees approval

                  I have noticed our strata manager is also cherry picking the recording of documents

                  Hope to be rid of them soon also

                    Hi Chesswood

                    I believe Sydney Water has decided to reduce  Mains Pressure to protect their old degrading mains , and now mains pressure will only reach level 3 as is the case in our 8 level block at Caringbah aka Highfield

                    We have dual pressure pumps that are serviced half yearly , only 1 issue over the last 3 years when a bit of a washer came in through the mains and stuck in one of the pressure pumps

                    However the high pressure required to boost the water up 8 floors appears to be  damaging tempering valves and  residents on lower floor are encountering whistling and squealing plumbing noises.

                    Plumbers also have differing opinions about how this issue is best handled as reducing pump pressure will compromise the water pressure to the upper levels
