      Even people who live in houses have to abide by the local council noise laws.  Usually this means that after 10pm at night, and before 7am in the morning on weekdays, people need to keep any noice within their property.  In daylight hours almost anything goes with leaf blowers, lawn mowers, and other noisy activities going on. Fortunately, it is usually not all day every day, otherwise people's health can be affected.

      Most of the people who have posted about noise on Flat Chat have had to bear unreasonable, ongoing noise from very inconsiderate, even abusive neighbours.

        Have you checked your Owners Corp AGM or special meeting Minutes to see why everything has increased in cost?

        If it is a new unit, the developer may have set unreasonable levies to get people to purchase, or unreasonable insurance deals to mates.

        Check with the Strata Manager or ask the Secretary of your Owners Corporation.

            There are lots of reasons that could be mounted against  flying a flag but no one has discussed them, they are still entrenched in the own prejudices and phobias.

            I sense another ‘red card’ moment coming up.  Be careful that you do not have an action for libel or slander to deal with as well.

            You seem the be the type of person who quickly skims the posts in this forum, gets your knickers in a knot, and them shoots off an uninformed response misquoting the post.

            The majority of people who use this forum may be passionate about their issue/s but rarely does anyone take cheap swipes at those who disagree with them.

            You say no-one has discussed reasons against flying a flag from a Strata property but other than has already been stated, it is incorrect to have one flag flying under another. There are protocols about how the Australian flag is flown and how other flags can be flown in close proximity, especially from other Nations.

            Having a series of flags from different countries flying from one flagpole is as bad as flying a flag upside down.

              Agents now have to attach the By Laws to a lease of a strata property, so I suggest first going to your Managing Agent who can contact the Strata Manager.

              I am an owner but asked for a copy at our recent AGM.

              The Strata Manager told us that he had to do it now for new rental leases (of properties where he is a Strata Manager) and so sent each of us a copy of our By Laws with the AGM minutes.

                You should be able to visit your local Council and see who owns the property by giving the address of the property.

                Otherwise in NSW you can pay for the information through Land & Property Information.

                The owner needs to give you a valid Lease form to sign as well.  Lease forms (in NSW) are available at Newsagents, but if your potential landlord only wants a “handshake” deal I would be concerned.

                  How terrible.  I know the noise of plumbing when taps are running is very disturbing through a common wall.

                  Also kitchens usually have hard floors, not carpet.

                  Is there another bedroom or living area underneath the proposed kitchen?

                  It seems that your neighbour has not talked to the local Council about the change as it does not seem right that his drainage would go through a common laundry.

                  Surely an EC or Owners Corporation can not vote on vague plans, but would need precise plans and drawings drawn up by a professional, as well as Council approval? The owner should also show that licenced tradespeople will be doing the work, not a d.i.y project.

                  Dishwashers overflowing or pipes leaking can be a problem as has been posted before when water goes into adjoining units.

                    If I want to contact the EC I either go via the Secretary's email address, or through the mailbox marked “Secretary”. Depending on my request, I get a timely response.

                    Previous posts about letter boxes have shown that for some developments there are no secure mailboxes, so in that case, wouldn't it be a better idea to just have “generic” email addresses for each member of the EC, or even one email, so at least people know how to make contact?

                    I have never been in a situation like yours cbf as I am only living in a small, eleven villa development, but surely your EC could at least get expenses back.

                    If it really is a bad as you say it is, why not sell out while the going is good and have some peace? It sounds like you are in a losing battle where you are now.

                    If not, how about some positive posts about why you are staying there? Confused

                      In the newspaper article I read they also had the supplier who has been trying to sell his product.  Possibly the same person who has posted in the Forum?

                      He has made claims about how good the nets are, how much weight they can withstand, and how it “bounces” back! 

                      I believe that  any product that sold as a safety measure to stop children or pets being injured, should be tested independently by the Australian Consumers Association, or standards testing organisation.

                      Retailers and suppliers could be alturistic, but I think the bottom line is how many units they sell, not how safe or effective their product will prove to be.

                      I have seen demonstrations of so called “security” doors and screens that are no use at all, when someone is determined to get through them.

                        I agree JimmyT.  My villa is empty because for the past nine months I have been caring for my elderly mother in her house.  Each quarter, I am paying $145 for water. 

                        I realise this also contributes to the lawns and gardens around our complex, and, it does not seem a huge amount of money, but I would prefer an individual meter and will put in on the Agenda for our AGM.

                            Surely, with the cost of electricity, there will never be a profit, unless the building is self sufficient with solar panels?

                              About 12 months ago I applied for three Strata searches and was charged $250 each (Sydney, NSW). 

                              That was supposed to be the discount rate as I was referred by my conveyancer.

                              They were very thorough, and I was happy with the result.

                              After also paying for building inspection and pest checks, and clarification from the conveyancer and discussing the different places, I know I have bought a good place to live in peace and harmony with my neighbours. Smile

                                Thanks Jimmy, I appreciate you repeating your previous advice. 

                                I think that our levies fit into the formula, but the development is over 30 years old and my pre-purchase building inspection mentioned some potential problems because of the age of the villa.

                                I suspect that the same would apply to the other villas, and possibly, it could mean that in a few years all would need some major work to ceilings and roofs.

                                I will ask if my concern can go onto the Agenda of the AGM.

                                  Thank you Jimmy, I think our Strata Manager is doing a good job but will find out when I see the paperwork for our AGM.
