As a Swimming Pool Certifier, I can tell you that a dining table and chairs is not legally allowed within the pool area.
It is not ancillary to the use of the pool. Dining facilities encourage adults to be distracted from their duty to supervise children in the pool area.
The Owners Corporation needs to consider it’s safety obligations before it gets involved in social preferences.

The charge in NSW is $31 (plus GST if applicable) per hour. After the first hour this is charged in half hourly blocks.
Strata managers also charge extra for printing and photocopying but this varies as the more advanced offices are entirely electronic and allow searchers to copy files. Professional searchers carry portable scanners for paper documents.
A full historical search of the type mentioned above would probably require a good deal of photocopying or scanning as historical records (where kept) will not have been transferred to any electronic system.
Looking at your basic question about maintenance I wonder if there is any obligation to have any Committee member attend the tradesman’s inspection.

I absolutely agree with you Jimmy. The Minister is shooting the messenger.
NSW has horribly inadequate systems for dealing with building defects and Owners have no choice but to resort to legal action to protect their rights.
I was hopeful the recent sensitivity about developers being political donors might change the emphasis of government but apparently not so far.
