Lady Penelope – yes town house, Unit 3 already had ac in unit before I purchased, no idea how, nothing in strata records, Kitchen and garage are internal walls, no slab, balcony on my title, marginally could make a nuisance to Unit 1, condensation onto garden bed, hope this helps…
I did have one more thought, re the painting of the exterior of townhouses, using the same colour, no renovation, or changes would this need to voted as a special resolution or simply a majority.
oops, wording should be “Repair, maintain and replace where the works are installed ” Yes completely agree owner needs to pay something, however owner is not budging either way, he thinks that the original back of his property which is now enclosed by his extension (so his internal surface now), should be included in all painting quotes for strata to maintain. Hope this all makes sense, as would like all to be fair and above board..
Jimmy, not too sure myself Jimmy, How would I find this out ? The by law says Exclusive Use area as a result of the works and owner to repair, maintain and replace the right of the exclusive use where are installed..
Hi JimmyT, No obvious difference between paint colours, just a few shades different, however if strata pays for painting, then what happens if they ask for their plumbing or roofing to be fixed, as we have set a precedent, just saying. Also unit entitlements were not increased as they are responsible for the extension as per the strata by law. They do not want to contribute, as they think that if there was no extension, strata would be paying for the painting for their exterior painting anyway.
Good Morning, yes, painting was done by the unit owner when extension was built, the complex is just over 10 years old, and unit extension going on 5 years.
