      Too much deflection of responsibility.  We’ve just been through this with a property bought off plan.  A property purchase is, in most cases, the most expensive purchase we will ever make.  Remove private certifiers (the certifier on our building was a mate of the developer.)  Council appointed certifiers only and regular inspections of works in progress by Council approved engineers.  The issue is, major structural defects are not visible if too much time is left between construction stages.

        In the same vein of defects. We just moved into an apartment we bought off plan.  It’s the second time we’ve done this and the first time was quite successful, hence a second stab.  However, this building has been a nightmare.  Security issues with broken garage roller door, water penetration in the basement and storage areas, many, many apartment defects.  All addressed with the Strata Manager and no action.  We’ve been told that the damp issue in the garage has to be paid for by Strata.  As far as I know, this is a furphy and is meant to be covered by the developer/builder.  Anyway, I won’t bang on but if anyone has any advice on how to proceed, my Strata Committee (all novices) would really appreciate the advice. Thanks.
