The garage space is lot property. The wire barrier will act as a delineation of my lot space & her lot space. Her lot is currently full of shopping bags and looks a mess. I don’t understand why she doesn’t take everything to an op shop but that’s her choice.

She actually said in her reply that she wants to see measurements & a detailed plan and then she ‘will consider’ my proposal.

As the wire will be attached on my side of the wall with enough give for her to open her car door and it will also be funded by me, l am trying to ascertain if she can actually object.

l will provide the details to her and date of installation but really want to spell out that it’s not dependent on her approval.

l will point out that l am glad she raised the issue of opening car doors as l am currently having difficulty opening my car door due to her boxes!

An owner in our building has had a mould issue for two years, kept contacting the strata but the majority of the committee at the time, refused to have the strata pay for anything. An inspection was done by a company who recommended ventilation bricks at a cost of $1200. The committee still refused.

Now with all this year’s rain, the mould has gone into the apartment downstairs. The original apartment has the mould floor to ceiling and has to move out because it’s a health hazard.

A new quote has been done, a cavity search is needed, ($3000) and to fix the mould, it could cost up to $30,000. We can’t claim it on insurance as it wasn’t acted upon when first reported two years ago.

If there is mould reported in your building, take immediate action!  Don’t delay as you could be facing similar costs.

Unfortunately the situation escalated after I initially wrote this. She got a quote to have her bathroom insulated from the noise and called me to say that she feels the Strata should agree to cover the quote of $400.

I told her I don’t agree to this and that she should fund this herself. Then several texts followed, calling me spiteful, impertinent, etc and I would ‘do well to remember that she is the victim in all this’  She doesn’t consider the harassment she is causing me for just living my own life in my own home by recording me, playing it to others and invading my privacy.
I have had no communication with her since.

She did write a long rambling email to the Committee, complaining that she has been accused of complaining but she doesn’t complain, just brings issues to everyone’s attention.

I agree that with Covid, people are certainly at home more but unfortunately apartment blocks aren’t monasteries. Having showers, flushing toilets, watching tv and walking on my floorboards (which were already installed prior to me buying the apartment) are certainly not unreasonable activities.

Hi Jimmy,

Yes, he did get permission to do the ceiling, floors and bathroom.  There was quite a fight as he initially refused to accept the wording of the by-law and kicked up a huge scene about having to pay and register the by-law.  He also threatened to take us all to NCAT when we pointed out one plan would change the appearance of the front of the building and refused permission.

You can get an idea of the sort of person we are dealing with.  I wondered about whether we can get the work checked to see that it has been done properly and legally but our Strata Manager at the time said we couldn’t do that.  We do get annual fire inspections so hopefully they check this.

He has said all along that he is intending to move in but keeps renting it out as he claims he can’t afford to live there.  Our fingers are all crossed that he will put the place on the market.  I am dreading going home every night in case I run into him.

Thanks so much, that is really concise.  I have learnt so much from this site since I moved into Strata. I realise how you can be bluffed and really need to research your information.
