why would you not just leave a note on their door or letterbox? if they have any shame, they’d stop.
If they have no shame, then you shouldn’t feel embarrassed to bring it up to the committee or at the meeting.

In this instance, shouldn’t the strata manager know what needs to be done to make the passing of costs directly to Mr Rogers ‘legal’.

If that’s what’s on the strata plan, then that’s what you get.
It’s not even that they’re baddies. They’re just nosey ignorants with too much time on their hands. They want to be involved in everything but have no idea what the rules are and aren’t capable of using google.
I’m generalising here, so no, this doesn’t describe ALL boomers. But I just moved to a new development in QLD, and 80% of the residents are downsizing boomers who have no idea what living in a strata entails.

We are 40 lots.
The works I’m referring to is not for common property repairs or improvements.
It’s for people that want to install solar panels or structural insect screens to their patios and are seeking approval from strata.
Strata is saying the committee can not approve any lot improvements above $3000 and has to go to a general meeting.
my understanding was the strata insurance only covers common property and the structure.
Anything inside a lot, including floor covering is the lot owners responsibility.
Is this not the case?

I thought you couldn’t use capital fund to pay for stuff that should be admin fund?
you could “borrow” from the capital fund, but will need to pay it back.
why go to all the trouble? The point of strata managers IS to do this.
we self managed for a few years, and you quickly learn good trades people are few and far between!
EVEN if your managers receive kickbacks, the amount of time and headaches you WILL get from managing trades yourself is NOT WORTH IT!
